The same emails
Which bin is recycling? How do I let a courier in? Can I use the BBQ? The building manager answers them every week.
UGuide turns the welcome pack nobody kept into QR codes around the building. Residents and tenants scan and see how the intercom works, which bin takes what and how to book the lift for a move. Fewer emails to the building manager.
UGuide AIWrites your resident guide from a few notesThe sticker is a real QR code. Scan it to see a full example guide for residents, or open it here.

Which bin is recycling? How do I let a courier in? Can I use the BBQ? The building manager answers them every week.
Tenants change, owners rent out, and every new resident starts from scratch.
The wrong bins, blocked car spaces and doors left propped open cost money and goodwill.
UGuide puts the answer where the question comes up, for every resident, new or old.
Add your strata or management company, then each building (UGuide calls them facilities). Invite the committee or caretaker, so the guide outlasts any one manager.
Type the steps, or let UGuide AI write the first draft from a few notes. Add photos, a short video or the appliance manual, and keep plant-room steps for contractors behind a PIN.
Labels or signs, from 1 to 20 on an A4 page. Every section keeps its own code forever, so changing the guide never means reprinting.
Residents and tenants point their phone camera at the code and the right instructions open straight away. No app, no account, no email to the building manager.
Try it: scan the code, or open the example guideReady to write yours? Your first building is free, or try a Pro licence free for 14 days.
Start free or log inWriting it all down takes time a building manager doesn’t have. Tell UGuide AI about the building in your own words, or give it the welcome pack you already have, and it drafts clear, step-by-step instructions any resident can follow.
You stay in charge. Nothing goes into a guide until you choose to use it, new guides start as drafts, and you add access codes and PINs yourself afterwards.
80-apartment building with a basement car park, a bin room, a residents’ gym, a rooftop BBQ and an intercom. New residents need to settle in.
Write the guideThe draft appears here.
Residents point their phone camera at the code and the guide opens in the browser. That's it.
Edit the guide any time. The stickers already in the building keep working.
Plant-room steps and contractor details only show for people you give the building PIN to.
Download the whole guide as a PDF, with a QR code back to the live version.
One tap reads the steps out, in an Australian voice where the phone has one.
Show the bin colours, play a short clip, attach the appliance manual. Videos are shrunk automatically.
Invite the committee and caretaker, give owners full control, and hand over when the managing agent changes.
Choose 1 to 20 codes per A4 page and how big they print.
Guides, QR signs and PDFs can carry your logo instead of ours. On Pro, each building can have its own.
Put each building under your company. Your team sees everything; committees and caretakers only work on the buildings they're added to. The guide stays with the building, not with whoever wrote it.
A licence for each building, Basic or Pro, with bulk discounts from 5. Try one free for 14 days, no card needed.

No. Any phone camera opens the guide in the web browser. Only the people who write the guide need an account: 1 on Free, and up to 3 per building on Basic or 25 on Pro.
Yes. Residents can choose from more than 40 languages, and the guide is translated for them on the spot. You write it once, in English.
Yes. When the building has a contact email, residents can tap Report a problem in the guide and add a photo, and it’s emailed straight to you. On Basic and Pro, each report is also kept on the Reporting tab until it’s resolved.
Yes. Mark a section “Needs PIN” and only people with the building’s PIN can open it.
Nothing needs reprinting. Each code is permanent, so the same sticker shows the new version as soon as you publish it.
It writes the first draft. Describe the building, or jot down a few notes, and it drafts the sections and step-by-step instructions. Already have a welcome pack in Word or a PDF? It turns that into sections and steps instead, with the pictures in place. Add your photos and PDF manuals and it puts each in the right section; it can also draw simple diagrams and find the maker’s manuals online. You check everything before it goes in, and you add codes and PINs yourself. It comes with the Basic, Pro and Enterprise plans.
Yes. You can try a Basic or Pro licence free for 14 days on one building, and you don’t need a card to start. Everything in the licence works, except that UGuide AI has 5 uses a month until you add a card. Add one before the trial ends to keep it. If you don’t, the building goes back to Free: nothing is deleted, and you can buy a licence whenever you’re ready.
Yes. Put every building under your company and give each committee or caretaker access to just its own. Each building has its own licence, so you only pay Pro prices where you need Pro, and the more you buy the less each costs: 10% off from 5 of a kind, 20% from 10 and 30% from 25. Larger portfolios can also have an Enterprise contract, invoiced yearly.
UGuide calls your company an “entity” and each building a “facility”. You buy a licence for each building: Basic ($80 a year or $8 a month) or Pro ($200 a year or $20 a month), including GST, in any mix. One building in each entity can run on Free. How many people can work on a building depends on its licence: 1 on Free, 3 on Basic and 25 on Pro, owners included. You can add licences, move them between buildings, or give some up at any time.
